Residential property

The calculation uses residential SDLT rates rather than non-residential or mixed-use rates.

First-time buyer eligibility

Selecting first-time buyer assumes that you meet the qualifying conditions for first-time buyer relief.

Additional property

Selecting additional property applies the main higher residential SDLT rates.

Complex cases excluded

The estimate does not include company purchases, non-UK resident surcharges, mixed-use transactions or special reliefs.

What is Stamp Duty Land Tax?

Stamp Duty Land Tax is a tax that may be payable when buying property or land in England or Northern Ireland.

Do first-time buyers pay Stamp Duty?

Eligible first-time buyers can receive SDLT relief. For a qualifying purchase of £500,000 or less, the first £300,000 is charged at 0% and the portion from £300,001 to £500,000 is charged at 5%.

What if my first home costs more than £500,000?

First-time buyer relief is not available when the purchase price exceeds £500,000. Standard residential rates are then normally used.

Is Stamp Duty higher on a second home?

Higher residential SDLT rates can apply when purchasing an additional property. The calculator includes the main higher rates but does not cover every exception or refund situation.

Does this calculator cover Scotland?

No. Scotland uses Land and Buildings Transaction Tax rather than Stamp Duty Land Tax.

Does this calculator cover Wales?

No. Wales uses Land Transaction Tax rather than Stamp Duty Land Tax.
